Teachers, nurses, first responders and veterans: up to $35,000 toward your first home
Florida's Hometown Heroes program reopened with $50 million this summer. Here's who qualifies in Orange, Seminole, Lake and Volusia counties, and how to use it.
If you work in health care, education, public safety or the military, Florida's Hometown Heroes Homebuyer Loan Program may be the most valuable thing you haven't looked into yet. The program reopened on July 13, 2026 with $50 million in funding.
What you can get
Up to $35,000, or 5% of your first mortgage amount, toward your down payment and closing costs. It is a 0% interest, deferred second mortgage. There is no monthly payment. You repay it when you sell, refinance, or stop living in the home as your primary residence.
Who qualifies
- Eligible jobs include health care workers, K-12 school staff, first responders and public safety workers, court employees, licensed child care workers, active duty and reserve military (including the Florida National Guard), and veterans.
- You must work full time for a Florida-based employer at a physical location. Only one borrower on the loan needs to qualify.
- The program is aimed at buyers purchasing their first home. Confirm your situation with a participating lender, since some groups, such as veterans, may have different rules.
Income limits in Central Florida
| Orange County | $175,350 |
|---|---|
| Seminole County | $172,350 |
| Lake County | $172,350 |
| Volusia County | $148,650 |
Limits shown are for FHA, VA and HFA Advantage loans, as reported in July 2026. Check the current limits with Florida Housing before you apply.
How to use it
- Start with a participating lender. Only lenders approved by Florida Housing can offer Hometown Heroes. I can introduce you to lenders who use it often.
- Get pre-approved with the program built in, so you know your real budget and cash to close.
- Move quickly once you find the home. Funds are reserved when you are under contract, and past rounds of funding have run out fast.
If you think you might qualify, let's talk now rather than after you find a house. A 15-minute call is usually enough to tell whether this program fits you.
