Selling in Orlando with almost five months of supply: a seller's playbook
Buyers have more choices and more time. Here's how to price, prepare and market your home so it sells for top dollar anyway.
In August 2026, Orlando had 4.9 months of supply and a median of 64 days on market. Buyers can afford to be choosy. That doesn't mean you can't sell well. It means the details matter more.
1. Price for the market you're in, not the one you remember
The first two weeks on the market bring the most attention. Pricing slightly high to "leave room" usually backfires: the home sits, buyers start asking what's wrong with it, and the eventual sale price ends up lower. I price from the most recent comparable sales and the active listings you're competing against.
2. Fix the things inspectors and insurers flag
Roof, electrical panel, plumbing and HVAC issues can scare buyers and their insurance companies. A pre-listing inspection, plus a current wind mitigation report, helps you solve problems on your terms instead of during a tense repair negotiation.
3. Make the photos do the work
Almost every buyer sees your home online first. Declutter, brighten, and let professional photos show the space. Clean, well-lit listings get more showings, and more showings lead to stronger offers.
4. Offer what buyers actually need
With rates near 6.7%, a seller-paid rate buydown or closing-cost credit can attract more buyers than an equal price cut, and it can net you more money.
5. Negotiate the whole deal, not just the price
Inspection credits, appraisal gaps, closing dates and leasebacks all affect what you walk away with. As a former certified mediator, this is where I protect my sellers' money.
